Oklahoma continues to offer some of the most affordable housing in the country, according to the Census Bureau’s 2024 American Community Survey 1-Year Estimates. The state ranked ninth lowest in median rent nationwide at $1,044, well below the U.S. median of $1,487. 

That figure places Oklahoma just below Louisiana, Missouri and Alabama, reinforcing the state’s relative affordability for residents and employers. 

For Oklahoma City, the data reflects a housing market that remains accessible even as population and job growth continue. The city’s ongoing investment in infrastructure and new development is helping keep rental costs stable while attracting talent and business expansion. 

Across the country, coastal and high-growth states continue to post the highest rental prices. California leads with a median rent of $2,104, followed by Hawaii ($1,942) and Massachusetts ($1,848). The District of Columbia, while not a state, ranks third overall at $1,931. 

The lowest rents are found in West Virginia ($883), North Dakota ($980) and Iowa ($981)—more than $500 below the national median. 

Oklahoma’s cost advantage continues to position the OKC metro as a competitive location for employers seeking a strong workforce and lower operating costs. The combination of steady population growth, ongoing housing development and business expansion has kept rental prices among the lowest in large metropolitan areas. 

The Census Bureau’s data show that median rent prices vary by more than $1,000 between the highest and lowest states, underscoring Oklahoma’s role as a leader in housing affordability.
